The meeting was called to order at 10:00 A.M. by President Michael Manning.

There was a quorum.

Pledge of Allegiance.

Prayer led by Chaplain Roy Williams.

Secretary’s ReportA synopsis of minutes from the November 19, 2018 meeting was given by Secretary Joyce Venker. The minutes were accepted as read.


Treasurers Report: Arnie DeJoode

General: Net Operating Funds Available: $182,020.

Total YTD Income: $406,773; YTD Expenditure $346,434; Net Income YTD $60,338

Total Activity Funds Available: $60,371

Rental Property Balance: $8,800

Memorial Fund Balance: $2,618

The report was approved and put to file for future audit.


Old Business:


  1. Audit Committee: Lloyd Bratland and his audit committee will update the audit to include December transactions and complete the report for the Annual Meeting in January.
  2. Post Office Repair Update: The Post Office repairs that were approved in November with $5000 for siding by Rojas Construction will start next week.
  3. Wertz Hall Study Update: Since the last Homeowners Meeting, the committee that was formed has developed an idea as to how to move forward in approaching the homeowners with options for Wertz Hall. At the Annual Homeowners Meeting in January the residents will be asked to mark a non-binding ballot that will help to determine two things. First, whether they support a project to enlarge or rebuild Wertz Hall and secondly if they do support a project to enlarge or rebuild Wertz Hall, provide a maximum amount of assessment that they would be willing to support if the proposal was acceptable. The Board needs to know the wishes of the residents to move forward. President Manning and Treasurer DeJoode visited our IBC Bank to discuss financial issues associated with funding any improvements. Even if the residents decided to enlarge or rebuild Wertz Hall there will be some financial obstacles to overcome. On January 17 from 3:00 to 5:00 there will be a meeting to layout parameters and a question and answer period.
  4. Nominations Committee: President Manning thanked the Nominations Committee chaired by Mary and Mike Higgins. Their Nominating Committee consisted of: Section I: Lois Williams and Jean Peters; Section II/III & RV: Robin Feltman, Roseann Venker, Rita Dubovich and Joanne Hansel. The nominees are:

There were no nominations from the floor nor any self-nominations. Meet the Candidates will be held on January 11th from 1:00 to 3:00. Elections will be held on January 14th from 9:00 to 2:00.

  1. North Side Shuffleboard Court: Last March the Board was informed of a previous Board action to convert the North Side Shuffleboard Court to a sitting area.  The Board said they would allow the transformation after viewing a drawing of the changes. The Board received the drawing at the December meeting and approved a motion to allow the North Side Residents to proceed with the transformation of the Shuffleboard Court at their expense.


New Business:


  1. Purchase of 2009 Kubota Tractor: An opportunity to purchase a 2009 Kubota Tractor that only had 308 hours of usage for $8000 was presented. The Tractors condition was evaluated by Beto and Mike Venker. It was determined to be a very good buy as other similar tractors were selling for around $14,000. The Board agreed to the purchase which had to occur on the same day as the Board Meeting. There was only $3000 left in the New Equipment Line, so $5000 was taken from the General Fund Budget CONTINGENCY line item. The Board passed a motion to have the Homeowners vote to reimburse the General Fund with $5000 from the Activity Fund as the Tractor will be used on the Golf course. Ballots were handed out to the Homeowners. Results: 155 Yes, 11 No. The old tractor which kept breaking down was sold for $1500.
  2. Budget Development: President Manning and Treasurer DeJoodie are working on next years budget for presentation to the Board and vote at the Annual Homeowners Meeting in January. There will be a meeting on January 10th at 3:00 in Wertz Hall for the Homeowners to review the budget and ask questions before finalizing the budget for approval in January.




  1. President Manning reminded Homeowners that the North Pool is a non-smoking pool. Also, there should be no glass containers at either pool.

President Manning also stressed the importance of our speed limits. Speed limit is 15 mph on the South Side and 10 mph on the North Side.

  1. Joyce Venker announced that she has been asked to take over the 1st Responders Program for Ken Heyn. Ken and his wife Shirley were thanked for running the program for the last 4-5 years. New Residents should obtain the Red Envelopes and Emergency Patient Information Sheets from Veronica in the business office and fill them out with the medications that they are on and any known health conditions and keep them on their refrigerator. So, if 911 is called and an ambulance comes to your house the EMT’s know to look on your refrigerator for the Red Envelope. Everyone should keep them updated. Also, there is a sheet to fill out for pets. Your dog or cat should have their own envelope. Because if you are taken to the hospital, a friend or neighbor can come over and attend to the needs of your pet. Also, be sure to put your physical address and Lot number on the envelope. (Lot number is different from your mailbox number.) Joyce also announced that she is updating the list of people who are certified to operate the AED’s which are posted at the North and South Side Post Offices, Wertz Hall and 19th Hole bulletin boards and by the AED’s, and the Tee Houses on the Golf Course at Numbers 1, 4, 10, and 17. She will announce recertification classes as they become available.
  2. Shirley Heyn told how important the Red Envelopes are and thanked everyone for the food donations for the Food Pantry.
  3. Gigi Bailey needs help folding divots tomorrow morning at 9:30 A.M. at Wertz Hall.
  4. Patricia King reminded everyone that tomorrow is Veronica’s birthday. Also, if the door to Wertz Hall is going to be propped open to be sure to turn off red switch. And a Choir Director is still needed.
  5. Nancy Radke said to be sure to sign up for the Christmas Dinner if you are going because the sign-up sheets come down on Saturday.
  6. Skip Ruis announced that there will be no change in the Recycle pick up.
  7. Carol Fjelsta announced that there are still a few tickets left for the New Years Eve Dance which they will be selling on Friday.
