The meeting was called to order at 10:00 a.m. by President, Mike Manning

There was a quorum.

Pledge of Allegiance.

Prayer led by Roy Williams.

New Homeowner Present:  none


Secretary’s Report: A synopsis of minutes from the February 20, 2017 meeting was given by Secretary Laurie Sullivan.  The Minutes were accepted as read.

Treasurer’s Report:  Arnie DeJoode

General:  Net Operating Funds available:  $311,312

Total YTD Income: $236,273 ; YTD Expenditure $78,874; Net Income  YTD $157,399

Total Activity Funds available:  $63,271 (includes $35,000 in CDs)

Rental Property Balance:  $5,938

Memorial Fund Balance:  $2,318

The Treasurer advised he will be moving monies into the Activity Fund CD this week.

The report was approved and put to file for future audit.


Old Business:


  1. North Side Deck: A group of volunteers has agreed to demolish the existing deck. Larry Shaw and Mike Higgins are in charge.  Donations are being accepted to offset the cost of a new deck.
  2. Road Inspection: The City of McAllen has inspected our roads, though because ours are private roads, they do not consider this part of their responsibility.  The engineer recommended we have the roads resealed and will provide us with names of reputable contractors. President Manning will turn this over to the Infrastructure Committee for follow up.
  3. North Side Pond Fountain: President Manning advised that the fountain is installed and functioning in the north side irrigation pond and invited all residents to go by at night to view it lit up.
  4. Wertz Hall Blinds: Connie Harmon and Mary Hittner had a professional come to Wertz Hall to assess our needs and viable solutions.  The project will be tabled until fall.  Many thanks to Connie and Mary.
  5. Water Cooler, #1 Tee House: The new water cooler has been installed and is working.  Also a new LED light to provide illumination at night.
  6. Daffodil Ave. Project: The city called Adobe Wells looking for a counter-offer from us and was referred to our attorney, Mr. Barkhurst.  He was provided with long-awaited drawings in early March, has turned those over to our appraiser.  Everything is on hold pending a new appraisal.
  7. Five Year Plan Committee: President Manning announced the members of the Five Year Plan Committee:  Connie Harmon, Chairperson; Lloyd Bratland; Ron Glatt; Glenda Peterson; Russ Garrett and Pat Mulvaney.  The old plans were provided the committee and are being analyzed.
  8. Infrastructure Committee: President Manning announced the members of the new Infrastructure Committee:  Harry Dellinger, Chairperson; Donna Hinz; Paul Puck; Gene Raatz; Bob Gotter.
  9. Revenue Committee Report: The Revenue Committee provided the Board with some ideas for generating income, other than monthly maintenance fees. The Board is looking at those ideas and assessing their viability. A report will be provided to Homeowners in the future outlining the items and their disposition.


New Business:

  1. Welcome Committee Book:  Delivery of a Welcome Committee book to new owners will continue.  Ron Glatt and Dorothy Shafer will take over this committee. The revised Rules will be a part of the book as soon as they have been filed with the city.
  2. Concrete Benches on Golf Course: The concrete and metal benches on the golf course are deteriorating, some need to be removed.  Alternatives are to be researched by the Board.
  3. Texas A&M Soil Report:  Lloyd Bratland had arranged for Texas A&M representatives to come to Adobe Wells to test the soil on our greens and around the rose gardens.  They had a few easy suggestions to remedy deficiencies.  Further, they looked at the cypress trees on the east side of the golf course and ascertained they have a disease.  A sample will be analyzed and hopefully a solution will be forthcoming so we can save the existing trees.
  4. Owner Tom Drennon asked why we don’t have solar heaters and solar covers for our pools as use of these would reduce our costs. We do have solar heaters, but they are leaking and need to be repaired/replaced.  There is a cover for the north side pool, but few people versed in its operation.
  5. Marty RicKard thanked all involved in putting the new Directory together. A reminder that winter Texans should leave a padded 10”x15” self-addressed envelope with Veronica, plus $4 in cash. The Directory will be mailed as soon as it is available.


  1. President Mike Manning announced that Dale Lee will be Golf Chairman for the 2017-2018 season.
  2. John Fjelsta has agreed to take over the Saturday morning Breakfasts.
  3. Owners are reminded to give Veronica the name of the person responsible for trimming at their property during the summer. It is also a good idea to leave a spare key with Veronica in case of an emergency.
  4. Thanks to Twila and Russ Garrett for chairing the All Park Picnic and to all the volunteers who helped create a great day.

5.  A reminder to everyone to always use the cross walk button for the walk light between the north and south sides of the park. This is a counter and we need high numbers to encourage the                  city to continue the use of the walk light.
