                             January 16, 2017                                    

The meeting was called to order at 10:00 a.m. by President, Gary Montgomery.

There was a quorum.

Pledge of Allegiance.

Prayer led by Roy Williams.

New Homeowner Present:  Tom and Sue Matson; Russ and Twyla Garrett

 

Secretary’s Report: A synopsis of minutes from the December 19, 2016 meeting was given by Laurie Sullivan.  The Minutes were accepted as read.

Treasurer’s Report:  Bob Stamm

General:  Net Operating Funds available:  $170,498

Total YTD Income: $377,010 ; YTD Expenditure $365,578; Capitalized Items $21,850; Net Income  YTD before Capitalized Items $33,282

Total Activity Funds available:  $36,652 (includes $33,000 in CDs)

Rental Property Balance:  $6,125

Memorial Fund Balance:  $2,446

The report was approved and put to file for future audit.

 

Old Business:

 

  1. Storage Area Inventory: All residents storing items in the storage lot were once again reminded they must complete a registration form with Veronica so we know what belongs to whom.
  2. Audit Report: Howard Harmon, Chairman of the Audit Committee, gave his report.  All association finances are in order and were verified either with receipts or at our bank.  Thanks to the other members of the Audit Committee, Phyllis Becker, Pete Peters, and Hal Wallace.

 

New Business:

  1. Newly elected officers:  President Montgomery introduced the newly elected officers who will take over as of February 1.  President, Mike Manning; Vice President, Harry DeBoer; Treasurer, Arnie Dejoode; Director, RV Section, Dave VanArx; Director, North side, Glenda Peterson; Directors, Sections II and III, Harry Dellinger, Connie Harmon.
  2. Park Directory: Marty RicKard made a presentation to the homeowners regarding a color, bound, photo directory, to be produced by Life Touch Photography.  The Life Touch representative also gave a presentation and answered questions.  The directory would require each homeowner sitting for a photo. Life Touch does not charge for the directories, but hopes that homeowners will purchase their photos.  A hand vote of the homeowners indicated unanimously that they would like to go ahead with this project, and it will be set up for February.
  3. Budget Vote: Homeowners are being asked to vote on a number of budget items at this meeting. A brief synopsis was given by Bob Stamm, Treasurer, and he answered questions.  Some items on the ballot pertain to an increase in monthly maintenance fees.  Three options were presented:  No fee increase; a $10/mo increase; a $20/month increase with the addition of two new workers.  Other items being voted on were expenses that come up each year and Treasurer Stamm likes to have these approved at this meeting so it is unnecessary to ask homeowners to vote piece meal.  These include payment of taxes, payment of music royalties, payments to bands for the various dances.  The results of the ballot were that none of the items regarding monthly fees received the necessary 50% +1 vote needed to pass. There will be a run-off election between the no fee increase and $10/mo increase. The other items passed.

Announcements:

  1. The Border Patrol will come to Adobe Wells on February 9 to advise us of the current state of the border crossings and answer any questions.  Look for posted announcement.
  2. New CPR and ADD classes are being set up. Interested persons should sign up. Also a reminder to homeowners to update the information in the red envelopes or obtain them from Veronica.
  3. Wellness Screening to be held January 26, 7 a.m. at Wertz Hall. Tests start at $20 for basic screening. Sign up sheet on bulletin board.  These are fasting blood tests.
  4. The All Park Picnic has been moved to March 12.
  5. There will be a public meeting of the Golf Committee on Monday, February 13, at 2 p.m. in Wertz Hall.
  6. The Beautification Committee will be holding a park-wide clean up day on Saturday, January 21. Meet at 8:30 at south side pool. Bring rags, pails, brushes.
